A residential second unit (second unit) consists of a second permanent dwelling that is accessory to a primary dwelling on the same property. A second unit provides complete, independent living facilities for one or more persons, including permanent provisions for living, sleeping, eating, cooking, sanitation, and parking. Only one second unit is allowed per lot.
Second units are permitted in any residential zoning and planned community district according to the following criteria:
One second unit shall be permitted on a lot where only one single-family dwelling is currently located.
A second unit must conform to all yard area, setback requirements, and lot coverage standards of the underlying zoning district
A detached second residential unit may not have more than a single story unless the unit is located over a garage or in a second or higher story of an existing home.
The maximum floor area for a detached second unit shall not exceed eight hundred (800) square feet, except in the RE and RR residential zoning districts where a second unit shall not exceed one thousand two hundred (1,200) square feet.
The maximum floor area for a second unit attached to an existing single-family dwelling shall not exceed thirty percent (30%) of the total floor area of the home, excluding the garage area.
One off-street parking space is required for the second unit The space may be uncovered and the location of the space must conform to the parking code.
